Team912 and remax
The savannah investor pro directory

Last updated: April 2026

Every Savannah investor deal runs through a local pro at some point — a lender who knows DSCR, a property manager who understands STVR compliance, a CPA who handles short-term rental income correctly, or an attorney who has read the NewZO. The wrong vendor in any of these roles costs you money, time, or both.

This directory lists only professionals team912 has worked with directly on investor transactions in Chatham County. No paid placements, no national aggregators, no one who has not closed at least one deal alongside our team. Each category shows what to look for, what to ask, and who we actually call.

Directory Categories

DSCR and Investor Lenders

DSCR loans are the dominant investor financing vehicle in Savannah. They underwrite the property’s rental income rather than your personal W-2 or tax returns, which is why they work for portfolio investors, self-employed borrowers, and out-of-state buyers. What separates a good DSCR lender from a bad one in this market: they have closed DSCR loans specifically in Chatham County, they understand the Savannah rental comp methodology (not just national AVM estimates), and they can close in 30 days or fewer when a deal requires it.

Typical Savannah DSCR terms as of April 2026: 75–80% LTV, rates 7.25%–8.5% depending on DSCR ratio and credit, 30-year amortization, no W-2 or tax return requirement. DSCR minimum: 1.0 (most lenders prefer 1.15–1.25).

Property Management

Property management in Savannah splits into two tracks: long-term rental management (8–10% of monthly rent, standard services) and short-term rental management (18–25% of gross revenue, full-service including Airbnb/VRBO listing, guest communication, cleaning coordination, and STVR compliance). Most companies do one or the other well — very few do both at a consistent standard.

Sid Was Here is team912’s sister company and handles property management for owners who need a local operator across both long-term and short-term rental configurations. Sid Was Here is the first call for team912 clients who close an investment property and need immediate management in place. Contact through the team912 office.

For investors who prefer to vet multiple managers: ask any candidate for their current vacancy rate across managed long-term rentals, their STVR compliance track record (any certificate revocations or code violations in the past 24 months), and their policy on the 24/7 agent availability requirement that Savannah, Tybee, and Pooler all mandate. A management company that cannot document those answers is not ready for Chatham County’s enforcement environment.

CPAs and Tax Professionals

Short-term rental income is taxed differently from long-term rental income in several meaningful ways: the 7-day average stay rule for STR losses, the QBI deduction eligibility, the state hotel/motel remittance obligation, and the depreciation methodology all require a CPA experienced in STR-specific returns. A general-practice CPA who handles one or two rental properties a year is not the right person for a Savannah STR portfolio.

Key questions to ask any CPA candidate: How many STR-specific returns did you prepare last year? Do you understand Georgia’s hotel/motel tax remittance requirements and help clients set up their compliance calendar? Have you dealt with a client who received a Savannah STR enforcement action, and what did you do? Their answers will quickly separate generalists from specialists.

Real Estate Attorneys

Georgia requires a licensed real estate attorney to conduct closings. Beyond closing, Savannah investors often need legal support for LLC formation and operating agreements, interpreting short-term rental (STVR) ordinances—especially TN-2 eligibility and condominium declarations—drafting long- and short-term leases, and coordinating 1031 exchange qualified intermediaries.

Not all closing attorneys handle investor-specific work. Seek attorneys experienced with STVR certificate applications, condominium declaration amendments, or investor LLC structures in Chatham County. The NewZO is detailed, and generalist attorneys may miss important STVR eligibility nuances.

Insurance Brokers

Insurance is one of the easiest places for investors to overpay. Shopping around — and re-shopping at renewal — can save you hundreds per property each year without sacrificing coverage. We’ve compiled a vetted list of providers covering both long-term and short-term rentals, so you can compare options in one place rather than chasing quotes piecemeal. View our list of providers here.

Once you have a policy in place, run it through our Insurance Audit GPT. It reviews your coverage levels, flags gaps and redundancies, and identifies specific ways to lower your premium — so you’re paying for the protection you actually need, not the protection a broker upsold you.

Home Inspectors

Savannah’s housing stock has specific inspection priorities that standard inspection reports often underweight: knob-and-tube wiring in pre-1950 homes (common in Ardsley Park, Victorian District, and Starland), cast-iron plumbing with deferred maintenance, pier-and-beam foundations with moisture intrusion in the coastal humidity environment, and Substantial Improvement thresholds that trigger FEMA flood compliance on properties in Special Flood Hazard Areas. An inspector who works primarily in new Pooler construction will miss these issues on a 1940s Starland bungalow.

Ask any inspector: how many pre-1960 Savannah city properties did you inspect in the last 12 months? Do you flag Substantial Improvement risk when you identify deferred structural maintenance on SFHA properties? Have you identified knob-and-tube wiring that a prior inspector missed? These are not trick questions — they are efficiency filters for finding inspectors with genuine Savannah-specific experience.
