Seven free investment calculators built for Savannah real estate investors. Whether you’re running numbers on a BRRRR rehab in Ardsley Park, a short-term rental on Tybee Island, or a buy-and-hold rental in Pooler, these Google Sheets will help you analyze the deal before you make an offer.
Each calculator is free to download — no email required. Save a copy to your own Google Drive and edit freely. If you’re new to Savannah investing, start with the Financial Freedom Calculator to set your target, then use the strategy-specific calculator (BRRRR, Flip, Rental, House Hacking, or STR Pro Forma) that matches your deal.

- Financial Freedom Calculator — Figure out how many rental properties you need to own to replace your W-2 income. Start here if you’re new to real estate investing.
- BRRRR Calculator — Run the numbers on a Buy-Rehab-Rent-Refinance-Repeat deal. Covers purchase price, rehab budget, ARV, refi terms, and whether you pull your capital back on refinance. The core tool for BRRRR buyers in Savannah’s Starland District, Ardsley Park, and older neighborhoods with rehab upside.
- FLIP Calculator — Estimate profit on a fix-and-flip before you buy. Use this one if you’re planning to sell at ARV rather than refinance and hold.
- Rental Property Calculator — Straightforward buy-and-hold analysis. Cash flow, cap rate, cash-on-cash return. Good for Pooler new construction, stabilized rentals in Midtown, and long-term-rental plays where you’re not rehabbing.
- House Hacking Calculator — For owner-occupied duplex, triplex, or rent-the-other-rooms strategies. Savannah has strong house-hacking stock in the Historic District and Midtown.
- Amortization Calculator — Loan payoff schedule. Useful for modeling refinance scenarios or planning early-payoff strategies on existing mortgages.
- Savannah STVR Revenue Calculator (STR Pro Forma) — Project STVR revenue, expenses, and net operating income. Essential for Tybee Island buyers and anyone considering a short-term rental in Savannah’s Historic District. Pair this with our Savannah STVR Permit Guide to understand the regulatory landscape first.

Savannah-Specific Investor Math
Rent-to-price ratios that actually work here
Savannah’s neighborhoods price very differently, so the “1% rule” you read on BiggerPockets doesn’t apply uniformly. Rough ranges as of early 2026:
- Pooler — new construction rentals typically hit 0.6%–0.75% gross-rent-to-price. Lower cash flow, lower risk, strong appreciation play anchored by Gulfstream and the Port of Savannah.
- Ardsley Park & Historic Midtown — older housing stock with rehab upside. Post-BRRRR stabilized numbers frequently hit 0.8%–1.0%.
- Starland District — hybrid neighborhood. BRRRR plays with STR optionality. 0.85%–1.1% depending on finish level.
- Tybee Island — long-term rental math rarely works; this is an STVR market. Use the STR Pro Forma, not the Rental Property Calculator, for Tybee properties.
- Isle of Hope — waterfront appreciation play. Cash flow is secondary; flood insurance is a meaningful line item on VE-zone properties.
What flood insurance does to your cash flow
If you’re running numbers on a Chatham County property, the BRRRR and Rental calculators assume a standard insurance line item. In FEMA flood zones (especially VE on Tybee and Isle of Hope, and AE around the marsh), that line can be $2,000–$9,000 per year after CRS Class 5 discounts and private-flood comparisons. That single variable can flip a deal from cash-flowing to break-even.
Before you finalize the calculator inputs on any property within two miles of water, read our Flood Zone & Insurance Primer to understand what’s actually quotable.
Why STVR math is different
If you’re using the STR Pro Forma for a Tybee Island or Savannah Historic District property, the gross revenue number is only half the analysis. Tybee’s phase-out of non-owner-occupied STVRs in residential zones and Savannah’s Historic District permit cap mean that the regulatory risk factor belongs in your underwriting. A property cash-flowing beautifully on paper but ineligible for a permit is a zero.
Read our Savannah STVR Permit Guide before you run the pro forma, not after.
Rehab budgeting in Savannah
The BRRRR and Flip calculators both ask you to enter a rehab number. Getting that right is the single biggest source of error in new-investor deal analysis here. Common Savannah-specific variables:
- Historic District, Victorian District, and Ardsley Park require HPC or Conservation District approvals that add time and contingency to rehab scopes
- Substantial Improvement — any rehab exceeding 50% of a property’s pre-rehab structure value triggers full FEMA flood compliance if the home sits in a Special Flood Hazard Area. This can turn a planned cosmetic refresh into a mandatory elevation project
- Older Savannah housing stock often has knob-and-tube, cast-iron plumbing, and settling foundations that aren’t visible in a walkthrough
Budget for contingency: 10% on cosmetic rehabs, 15% on medium scopes, 20% on down-to-studs work.
