Julie Gates is a real estate investor first, broker second. She started investing in the Savannah, GA market in 2004 and has built a 20-year portfolio spanning self-storage, short-term rentals, long-term rentals, and commercial real estate. That portfolio is the foundation of how she advises clients — every recommendation comes from a deal she has personally underwritten, financed, or operated.

Julie is a licensed real estate broker at RE/MAX Accent. She is a co-author of The 30-Day Stay (BiggerPockets Publishing, 2023), a Forbes Business Council member, a regular contributor to Easy Street Capital, a Cornell-certified revenue manager, a graduate of Goldman Sachs 10,000 Small Businesses, and an active SubTo member. She works exclusively with investor clients on cash-flowing rentals, BRRRR, STR/STVR strategies, seller financing, subject-to acquisitions, 1031 exchanges, and creative deal structures.

Julie also owns Sid Was Here, a Savannah property management company built for investors who need management with an investment mindset rather than a retail-property approach.

She built Team 912 to handle the needs of investors specifically. The team is staffed by agents who are themselves investors in Savannah, which is the only way to get specialized investor representation in this market.
